Helm View Barn, Hardendale is set amid rolling open countryside, just three miles above Shap. This beautifully converted barn offers families a peaceful retreat away from the Lake District crowds, while keeping its best-loved attractions within easy reach. Ullswater is around a 20-minute drive away, and the village facilities of Shap are conveniently close by.

Surrounded by open fields and far-reaching views towards Cross Fell and the Pennines, the setting is wonderfully tranquil. On clear days you can even see the distinctive Great Dun Fell NATS radar station, perched high above the fells and famous among cyclists as the summit of England’s highest road climb. The Coast to Coast route passes through this beautiful landscape, making the cottage equally appealing for walking and cycling families, or for those who simply want to slow down, unwind and enjoy the peace and space of the countryside.

Approached along a 1.5-mile single-track country road, the former barn has been thoughtfully transformed into a luxurious “upside-down” holiday home. Contemporary finishes sit comfortably alongside the character of the traditional stone building, while the first-floor living accommodation has been designed to make the most of the sweeping easterly views across the garden, fields and surrounding countryside.

The owners live next door in the former farmhouse and offer a warm welcome while allowing guests to enjoy the privacy of their own cottage, garden and parking.

The spacious double bedroom features a king-size bed that can convert to twin beds on request, offering flexible sleeping arrangements. It also includes a Smart TV and patio doors opening directly onto the garden. A second bedroom has full-size bunk beds, ideal for children or younger family members. The family bathroom adds a touch of luxury, with a spa bath and separate shower – perfect for a long soak after a day exploring the fells.

Stairs lead up to the impressive open-plan living space, where traditional barn character meets contemporary comfort. Glazed doors open onto the balcony, creating a wonderful spot to sit back and take in the countryside views. Comfortable sofas are arranged around an electric wood-burner-style fire, creating a cosy focal point for relaxed family evenings, with a Smart TV for entertainment.

The dining area flows naturally into the well-equipped contemporary kitchen, which includes a gas Rangemaster, Smeg fridge/freezer, microwave, air fryer and slow cooker – a sociable space where everyone can cook, eat and spend time together. A separate utility/WC houses a washing machine and tumble dryer, particularly useful after muddy walks or family adventures.

Outside, there is seating for enjoying the peaceful surroundings. Cyclists are especially well catered for with a secure stone bike store and pressure washer, making this an excellent base for exploring the surrounding lanes and trails.
